Water/Sewer, Door to door trash service and pest control are billed monthly with rent. Residents are separately responsible for Electric, Insurance, Cable/Internet.

Yes all units include modern appliances, patios and balconies. Storage Units are available for $35/month.

How can I apply for an apartment, and what documents or fees are required?
Applying at Sweetwater is simple and can be completed online or with help from the on-site leasing team. Applicants choose a floor plan, complete an application, and submit required documentation such as ID and proof of income. There is a $75 application fee per person and a $250 administrative fee. Once approved, the team walks you through lease signing and move-in details to make the process smooth from start to finish.
What are the move-in costs, and is a security deposit required?
At move-in, residents pay prorated rent based on the move-in date, along with the standard security deposit determined by credit approval. If applicable, pet fees and monthly pet rent are also due
Is renters’ insurance mandatory, and what coverage is recommended?
Renters insurance is required for all residents at Sweetwater. Policies must include a minimum of $300,000 in personal liability coverage, list all leaseholders and occupants on the policy, and name Sapphire Bay Apartments as the interested party. Proof of coverage is required prior to move-in and must be maintained throughout the lease term to ensure compliance and peace of mind for everyone.
What happens if I need to move out early or break my lease?
If a resident needs to move out early or break their lease, they may choose to pay an early termination fee equal to 200% of one month’s rent, in addition to rent and utilities through a 60-day written notice period.
How do I submit maintenance requests, and how quickly are they typically resolved?
Residents are encouraged to submit requests through the resident portal, which allows the service team to track and respond efficiently. Requests can also be made by contacting the leasing office directly. Most maintenance items are addressed within 24–48 hours, and emergency maintenance support is available at all times to ensure resident comfort and safety.
